The Problem With Intumescent Paint for Wildfire Protection
Intumescent paint sounds like a great wildfire solution…
Take a combustible wood fence, deck, siding, or other exterior wood surface.
Instead of replacing it with a more expensive noncombustible material, you can apply a specialized fire retardant or intumescent coating designed to expand when exposed to heat and create a protective char layer.
On paper, it sounds like an inexpensive way to make combustible materials more resistant to wildfire.
And to be fair, intumescent coatings can provide fire protection when properly applied and tested.
The problem is what happens after they spend a year, or several years, outside.
The problem is weathering
Wildfire protection isn't particularly useful if the protection disappears before the wildfire arrives.
That's where the research gets interesting.
An earlier series of studies involving the Insurance Institute for Business & Home Safety (IBHS) examined commercially available fire retardant coatings intended for exterior applications. The concern was straightforward: coatings may perform well in a laboratory when they're new, but exterior surfaces are exposed to UV radiation, rain, moisture, temperature swings and general weathering.
That matters because those conditions can degrade the coating long before a wildfire ever reaches the property.
NIST research reached a similar conclusion. In testing of fire retardant coatings on wood based materials, weathering substantially reduced fire performance, with the best tested coating systems estimated to provide outdoor durability of only about seven months under the study's conditions. NIST specifically recommended reviewing fire-test data after weathering, rather than relying solely on testing of a new coating.
And now we have even newer research.
A 2026 study from the USDA Forest Products Laboratory examined multi layer fire retardant systems applied to cedar shingles. After one year of natural weathering, the researchers found no char expansion from the intumescent paint, indicating that UV exposure and moisture had degraded the coating systems. The researchers noted that previous studies have generally found exterior service life for these coatings to be relatively short, on the order of about one year.
That's a pretty important caveat when a product is being considered as long term wildfire protection.
Does that mean intumescent paint is useless?
No.
And that's an important distinction.
The research doesn't prove that every intumescent coating fails after one year, under every climate, on every substrate, or when applied as part of every possible coating system.
It does show that weathering is a major problem that homeowners need to consider.
A product may perform extremely well in a controlled fire test when freshly applied. That doesn't necessarily mean it will provide the same protection after years of Nevada sun, California weather, snow, rain, and temperature swings.
So before purchasing an intumescent coating, ask a much better question:
"How does this product perform after weathering?"
Not just:
"How does it perform in a fire test?"
The hidden cost of the "inexpensive" solution
This is where the economics start to change.
Intumescent paint may be less expensive today than replacing wood siding with a noncombustible material, installing a more fire resistant deck system, or replacing a combustible fence.
But if the coating needs to be consistently reapplied to maintain its fire performance, that lower upfront cost can become much less attractive.
Think about painting a house.
You don't paint it once and assume the coating will perform identically forever. Exterior coatings require maintenance because weather takes its toll.
Now add an important wrinkle: you're not simply trying to maintain the appearance of the surface. You're relying on the coating to provide fire protection during an extreme event that may not happen for years.
That makes maintenance and verification especially important.
What should homeowners consider instead?
For permanent wildfire mitigation, we generally favor reducing the amount of combustible material in the first place rather than relying on a surface treatment to make that material less vulnerable.
Depending on the application, that could mean:
Noncombustible or ignition resistant siding
Metal or other noncombustible fencing
Fire resistant decking systems
Enclosed or protected eaves
Ember resistant vents
Noncombustible materials immediately surrounding the home
Appropriate roof and gutter systems
Proper Zone 0 and defensible space maintenance
These improvements aren't dependent on a thin coating maintaining its chemical and physical properties year after year.
That's not to say every homeowner needs to replace every piece of combustible material on their property. Wildfire mitigation is about prioritizing the vulnerabilities that matter most.
The bigger lesson: there is no wildfire-protection silver bullet
This is probably the most important takeaway.
Intumescent paint isn't necessarily a bad product. It becomes a problem when a homeowner treats it as a permanent substitute for actual fire hardening.
A wildfire doesn't care how good a product looked when it was installed.
What matters is how the entire property performs when exposed to embers, radiant heat and flames.
If you're evaluating an intumescent coating for your home, ask the manufacturer for independent fire performance data after weathering, not just data from a new, freshly coated sample. Ask how frequently the coating needs to be reapplied, how that maintenance is verified, and whether the specific application has been tested as an exterior assembly.
And compare the long term cost against simply replacing the vulnerable material with something that doesn't depend on a coating for its fire resistance.
Sometimes the cheapest solution isn't the least expensive solution.
